We're a small, two-person team based at our workshop in Ludham. We make everything by hand here and install it ourselves, working within a maximum travel time of 45 minutes from the workshop — across North Norfolk up to Sheringham, South Norfolk and East Norfolk.
Made in Ludham, in the heart of the Broads
Every window, door, staircase and conservatory is designed, machined, assembled and finished by hand at The Old Foundry on Norwich Road in Ludham. As a small, two-person team — for both making and fitting — the people who quote your project are the same people who build it.
Working from the Broads, we understand what Norfolk's climate does to timber — the moisture, coastal air and temperature swings that exterior joinery has to withstand. Every product is specified and treated for these conditions.
Where we work
We take on projects within a maximum travel time of 45 minutes from our Ludham workshop. Keeping to a realistic radius means sensible lead times and the attention to detail every job deserves. Our service area covers three main parts of Norfolk — plus the Broads villages on our doorstep.
North Norfolk
Norfolk's north coast up to Sheringham — including Cromer, Sheringham, Mundesley and North Walsham, plus inland market towns such as Aylsham and Reepham. Many properties here are period or listed and call for traditional sash windows matched to original profiles.
East Norfolk
The coast and river valleys east of the workshop — Great Yarmouth, Gorleston, Caister-on-Sea, Acle, Brundall and Thorpe St Andrew. A mix of coastal, riverside and Broads properties, from Victorian terraces to modern homes.
South Norfolk
Norwich and the villages to the south — Wymondham, Hingham, Attleborough, Long Stratton, Poringland, Diss and Harleston. Market towns, period properties and new-builds, each needing a different approach to timber and finish.
Norwich
Norwich is our busiest area outside the Broads. We work across the city centre and suburbs — replacing sash windows in period terraces, making doors and frames for listed buildings, and building conservatories and extensions for family homes.
The Broads — our home ground
Ludham, Wroxham, Horning, Potter Heigham, Stalham, Acle and the villages along the waterways. This is where our workshop is, so it's where we're most often found — and where we know the buildings, planning requirements and conditions better than anywhere.
Outside our area
To be upfront: we don't currently cover West Norfolk (King's Lynn, Downham Market, Swaffham and the Fens) or Suffolk (Beccles, Bungay, Lowestoft and Halesworth). If you're just beyond our boundary, do get in touch — we'll be honest about whether we can help, and can point you to a trusted alternative.

Every project follows the same process, wherever you are in our service area — and it's always run by us, from the first visit to the final fit.

Installation partner
Our installation team currently consists of two people. When they're fully committed on other projects, we bring in Neil Lawes Carpentry to carry out the fitting — a trusted local carpenter who installs to the same standards we do. Whoever is on site, the project is managed by us and we stand behind the result.
Conservation areas and listed buildings
Norfolk has a high concentration of listed buildings and conservation areas — along the coast, through the Broads and in the historic market towns. Within our service area in North, South and East Norfolk, we have extensive experience working within these constraints.
For listed buildings, we manufacture sliding sash windows that match the original profile, section and detailing — whether lead-weighted or spring-balanced — while discreetly incorporating modern weather-seals, draught-stripping and double glazing where consent permits. We work with local authority conservation officers and can advise on what specification is likely to receive approval.
In conservation areas, replacement windows must typically match the appearance of the originals. Our ability to manufacture to exact profiles — rather than retrofitting standard sections — means we can meet these requirements while upgrading performance.
